What a skipped tune-up looks like in January

Most winter breakdowns started months earlier. A clogged air filter is the top culprit, and it hides alongside thermostat problems, damaged parts, ductwork leaks, a weak pilot or ignition system and vents blocked by something as simple as stored boxes. None of it announces itself until the coldest night.

The quieter risks are the ones worth a visit. A cracked heat exchanger or combustion chamber can leak carbon monoxide. A clogged, pest-infested or poorly vented exhaust, or soot built up inside the unit, can become a fire. A technician who is looking for these things finds them in a fall visit. A homeowner usually does not.

Heat pumps and air conditioners fail the same way in July: dirty coils, low refrigerant, a drain line that backs up, a thermostat that cycles the system on and off. Every one of those is on the tune-up list.

What our technicians actually do on a visit

A standard tune-up covers air filter, coil and drain line cleaning, a safety and electrical inspection, a blower, ductwork and airflow check, and a thermostat function test. On a heat pump we verify refrigerant. On a furnace we check combustion. Weeds, leaves and debris get cleared from around the outdoor components, and we tell you what repairs are coming so nothing arrives as a surprise.

Ductless mini-splits get their own routine, ideally in spring and fall before temperature extremes: cleaning or replacing the filters, verifying refrigerant levels, cleaning the coils and fans, and inspecting the hardware, electrical connections and coolant lines. We also cut back overgrown landscaping around the outdoor unit, because a plant pressed against it costs you efficiency all season.

We service Mitsubishi, Trane and American Standard equipment and every other make and model. For commercial customers the same visit extends to hydronic units, geothermal systems, air-cooled chillers, server cooling and fire suppression systems.

Keeping it on a schedule, so you stop thinking about it

Tune-ups work best twice a year, in spring before the heat and in fall before the freeze. For a building, that rhythm becomes a preventive maintenance program: the same crew comes back on a rotation, knows your units by sight and catches the slow failures before they close your doors. Our service manager Jon Bailey and the technicians behind him run those rotations for Yakima offices, clinics and shops.

Manufacturers also often ask for proof of annual maintenance before they honour warranty coverage or process a repair claim, so a dated service record is worth keeping. We leave you one.
