Design and install, from the chiller to the thermostat

A commercial install starts with the right size and style of system for your building and your layout. ACT designs single and multizone air conditioning, installs split and packaged units and rooftop units, and sets air-cooled chillers, server cooling, exhaust and air exchange, filtration and fire suppression systems. Heat comes from furnaces, boilers or air-source and geothermal heat pumps, depending on what the building and its fuel supply call for.

Controls are where the savings live. ACT builds intuitive zoning with integrated sensors, so a conference room, a kitchen line and a server closet each get what they need instead of one setpoint for the whole floor. Josh Johnson came up in the trade around Seattle, working on chillers and building automation on the Microsoft campus and in downtown high-rises, and that controls background goes into how ACT specs a job here.

Chapter 03

Keeping it running between emergencies

The cheapest repair is the one a seasonal inspection catches. ACT recommends a system inspection and service in the spring and again in the fall, before the equipment has to carry extreme Yakima Valley summer and winter temperatures. A visit turns up worn parts and energy-saving opportunities before a breakdown does, and it stretches the life of electric and combustion-style systems alike.

Some of our commercial customers keep ACT on a standing maintenance program, with a tech coming out to check the unit on a schedule. And when a job needs the crane, the same crew runs it: the lifts in our project photos are rooftop equipment going onto Yakima buildings, including the City Jail, the City Building and the Downtown YMCA.
